Surrey is the 12th largest city in Canada and the second largest in British Columbia behind Vancouver, and is part of the Greater Vancouver Regional District. The city is made up of six areas Fleetwood, Whalley/City Centre, Guildford, Newton, Cloverdale, and South Surrey. The population of Surrey is approximately 400,000, with a large ethnic diversity. Approximately 1/3 of Surrey residents consider themselves visible minorities, with South Asians making up the largest portion of that group. On top of the cultural diversity, the city itself is quite diverse, with 1/3 of the land being zoned agricultural. The warm mild climate is ideal for many fruits and vegetables and is one of the major industries in the area.
Over 1 in 4 Canadians use mortgage brokers to assist them in financing their homes and our Surrey mortgage brokers can help you. To understand why so many Canadians choose to use a mortgage broker and why they are so important to the process you have to understand firstly how the banks operate. Clients are given a rate based on how strong their relationship is to the bank; the more assets you have with the bank, the better the rate you get. In some cases however, those mortgages actually lose money for the branch so the rest of the 'smaller' clients have to help offset those losses. This is called a 'rate basket', It takes several average clients to be as profitable as one high value client to a bank. This is why every client at the bank seems to get a different rate.
Education
Surrey has two post secondary institutions within the city, the Surrey Campus of Simon Fraser University and the main campus of the Kwantlen Polytechnic University.

There are no public middle schools in Surrey, they go from K -7 and 8-12. There are approximately 65,000 students in the public and private school systems in Surrey.
