North Vancouver Mortgage Brokers
North Vancouver is split between the two municipalities:
- The City of North Vancouver - approximately 50,000 residents
- The District of North Vancouver - approximately 90,000 residents
While the two are technically separate entities, they do share core services. There are, however, some distinct differences between the two municipalities. The District of North Vancouver is by far the larger of the two. The district is bounded by the Capilano River to the west, Indian Arm to the east, Burrard Inlet to the south, and the North Shore Mountains to the north. The District is primarily made up of single-family homes. It has more than twice the population of the City, but with a much more rural feel with no concentrated downtown core but instead more of a small town feel. The City of North Vancouver, on the other hand, has a much more urban feel. The City is home to the majority of the North Shore's high rise buildings, rental properties, and commercial operations. Central Lonsdale and Lower Lonsdale neighbourhoods are considered the downtown of the North Shore.
Housing
If you have been to North Vancouver, you know that what see is not going to come cheap. With the amazing views, greenery, proximity to Vancouver, the sticker price will be high. The average house price in North Vancouver is about $900,000, a price that certainly limits the area to professionals and more established families and retirees. For those wanting to get into the market via a townhouse or apartment condo, the prices come down a little to $600,000 and $400,000 respectively. In another comparison, West Vancouver which is right next door to North Vancouver, the average price is approximately 1.4 Million for a single family home.
Lifestyle
North Vancouver is blessed with an abundance of natural amenities. There is skiing at Cypress Bowl, Grouse Mountain and Mt. Seymour, hiking and cycling through the miles of trails, and of course you are right on the ocean so there is boating and swimming. With North Vancouver's warm mild climate, most of these activities are available year round.
