Hamilton is a port city with a population of over half a million residents. The area surrounding Hamilton is known as the Golden Horseshoe, and with Hamilton in the center has become a densely populated and industrialized region at the west end of Lake Ontario. Traditionally, the area was known for its steel and heavy manufacturing, however over the past several years health sciences has become a major employer in the area as a shift is occurring as the economy becomes less reliant on these other industries.
Demographics
According to the 2006 Canadian Census, more than 20% of Hamilton's population was born outside of Canada. Only 2 other cities have a higher percentage, Toronto and Vancouver. Over the past 5 years, immigration has been high from both Asia and the Middle East, however traditionally much of the immigration came from Scotland, Ireland and England. The visible minorities in Hamilton make up nearly 14% of the population versus 23% on a provincial level. The area around Toronto and much of Ontario is a great mix of many different cultures and this adds to the flavor of living in southern Ontario!
The hot housing market that Hamilton has enjoyed for the past several years is starting to cool, which is a welcome sign for those trying to get into the housing market for the first time. Hamilton has a great mix of neighborhoods that allow for a number of different entry points depending on what and where you want to buy. All in all, with the slow down in sales, interest rates still low and jobs still paying well in the area, Hamilton is a great place to buy your first home or retirement home.

Hamilton is a nice market in that the prices are still quite reasonable. Some mortgage brokers I talk to in other cities do nothing but finance small apartment style condos as first time buyers have very little for choices in their price range but in Hamilton your dollar goes further which is great!
