Calgary Mortgage Brokers
Calgary, Alberta's largest city lies in the foothills at the doorstep of the Canadian Rockies. At nearly 1.1 million people, Calgary is the fifth largest metropolitan city, but is quickly becoming the commerce center of Canada, as more and more head offices set up shop. Due to the booming oil and gas industry, Calgary is the fastest growing area of Canada, as more and more Canadians come in search of the plentiful jobs and high standard of living. With this influx of people, the demand and of course price of real estate has gone up dramatically over the past several years, and only recently has cooled down. With all the fundamentals still in place however, the real estate market appears to be on very solid ground.
Calgary is the third most culturally diverse city in Canada, behind Vancouver and Toronto. Making up the largest percentage of minorities, are South Asians and Chinese at over 12% of the overall population. This cultural mix brings a cosmopolitan feel that you wouldn't expect from a city best known for its world famous rodeo, The Calgary Stampede.
Calgary Neighbourhoods
The downtown region of the city consists of five neighbourhoods, Eau Claire, Downtown Westend, Chinatown, Downtown Commercial core and the Downtown East Village. Adjacent to the downtown are the inner-city communities, Crescent Heights, Hounsfield Heights/Briar Hill, Hillhurst /Sunnyside, Bridgeland, Renfrew, Mount Royal, Mission, Ramsay and Inglewood and Albert Park/Radisson Heights. Surrounding the inner city is Rosedale and Mount Pleasant to the north; Bowness, Parkdale and Glendale to the west; Park Hill, South Calgary, Bankview, Altadore and Killarney to the south and Forest Lawn to the east. Lying beyond these are the suburban communities, in all, there are over 180 distinct neighbourhoods within the city limits.
Economy and Major Employers
Calgary's economy is still driven by the oil and gas industry. The larger companies to make Calgary home over the past several years have been BP, EnCana, Imperial Oil, Petro-Canada, Shell Canada, Suncor Energy, and TransCanada, quite a whose who of the oil and gas industry. Some other large employers include Shaw Communications, NOVA Chemicals, Telus, CNRL and Dow Chemical Canada.
Education

Between the 5 institutions, over 65,000 students are enrolled. In the 300+ English speaking schools from grade K - 12, there are over 140,000 students.

Calgary, much like Edmonton, is a great market for everyone. The first time buyers can still get a decent amount of house, and the ones needing a bigger space for the family can find the executive homes in the nice neighborhoods. Calgary Mortgage brokers in cities like Calgary still see higher mortgage loans than in most parts of the country however it would have be considered a much more balanced market, as the prices still allow room for everyone.
